De grens voor de categorie goedkope koopwoningen werd met 14% verhoogd naar 300.000 euro. De D66-fractie stemde tegen het voorstel. We vinden dat hiermee voornamelijk de belangen van ontwikkelaars worden bediend en niet die van starters en alle anderen die de dupe zijn van het schijnende gebrek aan echt betaalbare woningen.<\/strong><br><br>Het raadsvoorstel kwam rechtstreeks voort uit het addendum op het coalitieakkoord waar D66 om dezelfde reden al eerder tegenstemde. Toen de categorie goedkope koop eerder dit jaar al werd verhoogd van 250.000 naar 263.000 euro v.o.n. was al bekend dat de grens nog verder fors zou worden opgetrokken, met als voornaamste argument de block-paragraph__paragraph\"\n\t\t\t>\n\t\tVoor D66 ontbrak elke handreiking naar starters vanuit de aanpassing van de woonvisie. Een amendement dat we samen met de SP indienden om hier wel expliciet naar te streven, door een evenwichtige verdeling van de woningen te realiseren vanaf 255.000 euro tot 300.000 euro, behaalde geen meerderheid. Hoewel de coalitie en het college aangaven te \u2018streven naar een trapsgewijze verdeling\u2019 werd tijdens de raadsvergadering door de grootste coalitiepartij GB bevestigd dat zij verwacht dat vrijwel alle woningen in deze categorie wel rond 300.000 euro zullen gaan kosten. Voor zover bekend is er geen enkele gemeente in Nederland waar een betaalbare woning 300.000 euro mag kosten. Voor geen enkele starter is een woning van 300.000 euro een betaalbare woning, zeker niet vanwege de gestegen rente. Starters kunnen juist steeds minder lenen en Vught kiest er dus voor om t\u00f3ch de prijzen fors te laten stijgen. Kortweg: er gaat de komende jaren alleen nog maar gebouwd worden voor vermogende mensen. Starters hebben het nakijken en leggen een extra druk op de toch al beperkte groei van het aantal sociale huurwoningen.<br>Voor D66 was juist een gezamenlijke inspanning van ontwikkelaars en de gemeente, bijvoorbeeld door structurele instrumenten te ontwikkelen om op zijn minst een deel van de woningen toch aanzienlijk betaalbaarder te maken, noodzakelijk om te kunnen instemmen met het raadsvoorstel. \u201cZeker ook gezien het feit dat er al blijkbaar door het college ruimte is geboden aan ontwikkelaars om op de nieuwe categorie\u00ebn voor te sorteren\u201d, aldus fractievoorzitter Dion Meuwissen: \u201cMet de hoge bouwkosten op dit moment zijn er ook instrumenten denkbaar vanuit de gemeente. De prijscategorie voor goedkope woningen in Vught is in daarentegen in dezelfde periode met 8.5% per jaar gestegen, ofwel een bijna dubbel zo hoog percentage. Ook lijken niet alle bouwkosten meer te stijgen. De prijs van houten bouwmaterialen ligt bijvoorbeeld weer op hetzelfde niveau als begin 2021, bleek uit recente cijfers.<br><br>Het college zegde toe op vraag van D66 om voor de categorie middelduur naast categorie\u00ebn voor de koopprijzen ook te gaan kijken naar de mogelijkheden voor huurprijscategorie\u00ebn. Deze ontbreken nu, en de huurprijzen zijn afhankelijk van afspraken die worden gemaakt met de ontwikkelaars.
