Woningen die broodnodig zijn, komen daardoor niet van de grond. Dankzij de Utrechtse aanpak kunnen vastgelopen projecten vlot getrokken worden. block-paragraph__paragraph\"\n\t\t\t>\n\t\tUtrecht is flink aan het bouwen, en dat is hard nodig. De woningnood is groot. Tegelijk is het bouwen van nieuwe woningen de afgelopen jaren steeds lastiger geworden. De gemeente stelt hoge eisen aan nieuwbouw, zoals duurzaamheid, woninggrootte en het aandeel sociale- en middenhuur. Dat zijn belangrijke ambities, maar ze maken projecten ook complex.<br>\u00a0<br>Daar komt bij dat bouwen duurder is geworden. Door hogere rentes is het financieren van projecten lastiger en zijn ook hypotheken gestegen. Daarnaast zijn bouwmaterialen fors in prijs toegenomen. Als een project vastloopt, gaat de gemeente samen met de ontwikkelaar of woningcorporatie terug naar de tekentafel. Er wordt gekeken wat nodig is om het project toch door te laten gaan. Dat kan betekenen: minder strenge duurzaamheidseisen of een andere verdeling tussen sociale, midden- en vrijesectorwoningen, of iets kleinere woningen waardoor er soms ook meer gebouwd kunnen worden. Welke maatregelen nodig zijn, verschilt per project.<br>\u00a0<br>Dankzij deze Utrechtse aanpak zijn inmiddels zo\u2019n 11.000 woningen gebouwd of in aanbouw die anders niet van de grond waren gekomen. Een van die projecten die met de Utrechtse Aanpak is gered is de Kwekerij, waar mede dankzij een motie van D66 470 studentenkamers toch gebouwd gaan worden. Voor D66 is dat geen ingewikkelde keuze. Wij willen niet op voorhand de ambities verlagen, maar we accepteren ook niet dat woningbouwprojecten stilvallen.<br>\u00a0<br>Daarom wil D66 de Utrechtse aanpak behouden en versterken. Dat betekent: vooraf duidelijke afspraken over wat er kan worden aangepast als een project in de knel komt, en wanneer dat verantwoord is. Zo is voor iedereen helder welke keuzes worden gemaakt en waarom, en kan Utrecht blijven bouwen aan goede en betaalbare woningen.
