Hier zal op langere<br>termijn rekening mee moeten worden gehouden. Zo kan in de toekomst ook een bevolking van 100.000<br>inwoners goed kunnen wonen, werken, winkelen en uitgaan in Hengelo. Dit kan niet binnen het kader<br>van lopende afspraken. Hengelo heeft het eerder aangedurfd om spraakmakende projecten als \u2018t Swafert, het Tuindorp en de Kasbah te bouwen. Er moet weer ruimte zijn voor innovaties. Hier liggen nog steeds mogelijkheden, zoals bij Lange Weemen, Hart van Zuid en de Bornsestraat, maar deze locaties bij elkaar bieden onvoldoende mogelijkheden om de doelstelling van 20.000 extra inwoners erbij te<br>halen. Met dichtere bebouwing wordt het resterende groen ook steeds belangrijker, waarmee bouwen binnen de bebouwde kom nog meer ruimte vraagt. Bouwen buiten de huidige bebouwde kom is onvermijdelijk. D66 Hengelo kiest ervoor om deze keuze niet te laat te maken, maar juist nu. Een regierol over waar er gebouwd kan worden, maar ook over wat er gebouwd moet worden. Ieder gebied kent zijn eigen mogelijkheden en uitdagingen, bijvoorbeeld op het gebied van<br>verkeersontsluiting. Ook dient onze nieuwbouw een gezonde mix van (sociale-)huur en koopwoningen te bevatten. Voor sociale woningbouw moet daarvoor naar een gemiddelde van 30% worden gestreefd, binnen een radius van een kilometer. Daar is nu niet altijd goed zicht op, waardoor projecten en vergunningverleningen vertraging oplopen. In Deventer hebben ze hiervoor met succes een grondregisseur aangesteld.
