Aan de zuidzijde liggen er plannen om het kanaal te her-ontwikkelen, maar de noordzijde wordt niet meegenomen in deze plannen. En dit is zonde. Het kanaal ligt op loopafstand van het centrum en heeft een unieke ligging aan het water. Het biedt de mogelijkheid om een versteend gebied om te vormen tot een groene, levendige stadswijk. De groei van Eindhoven vraagt om nieuwe woningen, met nieuwe \u00a0ontmoetingsplekken en nieuwe stadsparken. Met trots presenteert D66 Eindhoven haar plannen voor de kanaaldijk-Noord, waarmee we laten zien dat het wel kan!\t<\/p>\t  <\/div>\n\t<\/div>\n  <\/div>\n\n\n<div\n  id=\"\"\n  class=\"wrapper De woonboulevard staat er al decennia, net als diverse andere ondernemingen die hier gevestigd zijn. Veel van deze bedrijven zijn sterk afhankelijk van autotoegankelijkheid, iets wat in het verleden vanzelfsprekend was. Maar de stad is aan het veranderen. De binnenstad wordt steeds minder ingericht op autoverkeer, terwijl juist veel van deze bedrijven draaien op klanten die met de auto komen en op logistieke bewegingen die niet meer passen bij een verdichtende stad. Wij geloven dat in de toekomst een deel van deze bedrijven op een andere plek beter tot hun recht zullen komen. We hebben onder andere gekeken naar bereikbaarheid, zichtlijnen, en afstanden tot bestaande bebouwing. Ook is er gekeken naar de potentie voor vergroening en de mogelijkheden voor een gemengd gebied. De bouwhoogtes sluiten getrapt aan op de omliggende wijken: aan de stadskant blijven de hoogtes vergelijkbaar met de huidige bebouwing, terwijl de hoogste dichtheid aan de zijde van de rondweg ligt. Het hoogste punt ligt in het hart van de ontwikkeling, maar blijft bewust lager dan de ontwikkeling op de Caai. Zo houden we de impact op de omgeving minimaal. Ongeveer een derde van alle daken wordt ingericht als groene daktuinen, die direct toegankelijk zijn vanaf de woningen. De kempensebaan wordt doorgetrokken als een groene as tot aan het kanaal, terwijl de Willem van konijnenburglaan diagonaal het gebied binnenkomt en aansluit op de Caai. Hier is ook het hoogste punt van de ontwikkeling ingetekend. Deze twee groene, autovrije straten delen het gebied op in drie overzichtelijke, leefbare delen. Aan de noordzijde ontstaat een groene campus: een parkachtige zone die de huidige woonwijk een volledig nieuw, groen aanzicht geeft. Waar bewoners nu uitkijken op industrie, kijken zij straks uit op een park. Door de ligging op het zuiden cre\u00ebren we hier een gebied dat vanaf de eerste zonnestralen in de lente tot de laatste winterzon aantrekkelijk is. De plinten langs het kanaal worden ingezet voor commercieel gebruik, gericht op leefbaarheid en ontmoeting. Dit zorgt voor een levendige en bruisende plek, waar ruimte is voor ontmoeting en creativiteit. Een nieuwe brug verbindt de achterliggende wijk met de zuidzijde van het kanaal. Een voorbeeld hiervan is de voedselbank, die wij graag behouden zouden zien op deze locatie. We kiezen daarom bewust voor een marge in het aantal woningen. Zo blijft er voldoende ruimte voor ondernemingen die passen bij een stedelijke en gemengde omgeving. Bedrijven die afhankelijk zijn van autotoegankelijkheid helpen we aan een andere plek in de stad, waar ze beter tot hun recht komen. Moderne, duurzame bedrijfsruimtes maken het mogelijk dat bestaande ondernemers onderdeel blijven van de nieuwe wijk, zonder dat zij de leefkwaliteit van het gebied onder druk zetten.<br>\u00a0<br>Door het gebied integraal te ontwikkelen ontstaat een samenhangende, groene en toekomstbestendige stadsstructuur. Een gebied dat de stad vergroent \u00e9n minimaal 2000 ruime woningen toevoegt. Het kanaal wordt geactiveerd als nieuwe bestemming, de leefbaarheid van omliggende wijken gaat erop vooruit en het plan biedt bedrijven een toekomstbestendige plek. Zo zorgen we dat het gebied niet alleen veranderd, maar ook \u00e9cht verbind.
