Dat vraagt om slimme keuzes, zodat iedereen een fijne en betaalbare woning heeft, goed werk heeft en zich vlot en duurzaam kan verplaatsen. De stip op de horizon is 70.000 inwoners in 2036, als Doetinchem 800 jaar stadsrechten heeft. We gaan versneld bouwen, met oog voor kwaliteit, duurzaamheid en betaalbaarheid. Uitgangspunt is dat ongeveer 30% zal bestaan uit sociale huurwoningen of betaalbare koopwoningen. We kiezen ook voor nieuwe woonvormen zoals tiny houses, seniorenhofjes en (tijdelijke) snelbouw en studentenhuisvesting. Daarvoor is een doorbraak nodig. Om de vaart erin te houden starten we een Bouw Doorbraakteam van deskundigen dat onderzoekt hoe we de belemmeringen tot bouw kunnen wegnemen. We gaan ook meer de hoogte in. Daarbij letten we op voldoende groen en voorzieningen in de buurt. We geven ruimte aan nieuwe woonvormen en richten ons op nieuwe locaties. Daarbij valt te denken aan de omgeving van het station, de locatie van het oude ziekenhuis en andere plekken in onze kernen. Bestaande woningen kunnen worden verduurzaamd met subsidies en stimuleringsmaatregelen, zodat inwoners profiteren van een lagere energierekening. Met woningcorporaties maken we prestatieafspraken over verduurzaming, betaalbaarheid en toewijzing. We streven naar de bouw van meer kleinere wooneenheden voor jongeren (starters) en ouderen (om de doorstroom van gezinswoningen te stimuleren). In de dorpen Gaanderen en Wehl, maar ook in IJzevoorde, Langerak en Nieuw-Wehl sluiten we aan bij de woonwensen en behouden we het dorpse karakter. De noordelijke wijken krijgen nieuwbouw. We zorgen dat er genoeg ruimte is voor horeca, winkels, cultuur en ontmoetingsplekken.
