Dit segment is momenteel in de stad onvoldoende beschikbaar, terwijl met name dit segment bijdraagt aan doorstroming vanuit de sociale huursector.<\/li><li>In het middensegment reserveren we 30% voor sociale koopwoningen tot \u20ac 325.000.<\/li><li>We zorgen ervoor dat 50% van de nieuw te bouwen woningen betaalbaar en beschikbaar wordt voor middeninkomens (\u20ac35.000 &#8211; \u20ac70.000 bruto-inkomen per jaar).<\/li><li>De wachttijd voor een sociale huurwoning is 13 jaar. Dat willen we terugdringen. Oplossingen zien we in de nieuwbouw \u2013 30% van het totaal aantal nieuwe woningen \u2013maar ook in het bevorderen van doorstroming in de bestaande voorraad.<\/li><li>We oormerken 30% van de nieuwe woningen in het sociale segment voor jongeren en studenten.<\/li><li>Bij nieuwbouw hebben we speciale aandacht voor starters en gezinnen. We kijken hierbij scherp naar de grote van de woning, de benodigde voorzieningen en de betaalbaarheid.<\/li><li>Met 30% nieuwbouw in het hogere segment voor koop en huur kunnen er \u2013 ondanks een gemeentelijke bezuinigingsopgave \u2013 toch voldoende grondopbrengsten zijn om komende jaren door te blijven bouwen.<\/li><li>We breiden de voorrangsregeling voor cruciale beroepen fors uit in sociaal en middenhuur, met specifieke aandacht voor leraren om het lerarentekort op te lossen. We onderzoeken mogelijkheden voorrang te geven bij het kopen van een woning.<\/li><li>Huizen zijn er om in te wonen. We zorgen voor opkoopbescherming van goedkope en middeldure huizen in de hele stad doormiddel van de woonplicht.<\/li><li>Koopwoningen vergen extra inzet in bouw en regulering. We gaan meer betaalbare koopwoningen realiseren. Voor nieuwbouw-koopwoningen voeren we een woonplicht in.<\/li><li>Waar mogelijk zorgen we voor een antispeculatiebeding bij de verkoop van woningen.<\/li><li>Particuliere vakantieverhuur blijft alleen mogelijk met een vergunning en wordt in drukke wijken niet toegestaan.
